CONCLUSIONS

Based on the available information and data, the AK Zinn property poses a public health hazard because of elevated concentrations of arsenic in the soil in the northeast corner of the property.

The shallow groundwater on the property contains metals and volatile organic chemicals above drinking water standards. There is no known use of the groundwater in the property vicinity.

There are asbestos-containing tiles and insulation in the buildings on the property.

Investigators have found approximately 70 storage barrels on the property, but there has been no sampling to determine the contents.

The main building poses physical hazards from the partially collapsed roof and first floor.


RECOMMENDATIONS

The area with elevated arsenic concentrations in the soil should be addressed to minimize the likelihood of exposure to the metal.

The shallow groundwater on or near the property should not be used as a drinking water supply.

The asbestos-containing materials on the property should be addressed with appropriate removal or encapsulation techniques during the redevelopment of the property.

The contents of the storage barrels on the property should be sampled to identify the contents and determine their appropriate disposition.

The main building needs to be repaired or demolished to eliminate the physical hazards from the partially collapsed roof and floor.

New environmental data or information concerning the future use of this property may require additional health consultations.
